Let’s Start at the Start

It all begins with an idea. Two troublemaking teenagers barely squeaking by at Summit Country Day decided that they wanted to show the naysayers they could help build a better Cincinnati.

21 Years Later

Armed with a broad range of expertise formed by years of experience in the public, private, and nonprofit sectors, Tim O’Brien and Ty Hogan made their dream a reality.  Imaging inclusive communities that strived for better, they began fostering everyday environments for renters of every kind who wanted to feel at home.

Today

The story of Pendleton Properties is more than two lifelong friends promoting communities in which everyone feels welcome. It is also a story of self. The experiences that shaped Ty and Tim are at the heart of what makes Pendleton Properties different.

  • Four-legged family members are welcome! We understand that after a long day, the chance to come home and be greeted by a furry friend can make all the difference. Pendleton Properties strives to create more moments for our renters to be inspired by their pets. Unlike our competitors, regardless of their species, we’ll never charge you extra for a member of your family.

  • “A house is made of bricks and beams. A home is made of hopes and dreams.” If you dream of transitioning from renting to owning your own home, we want to help. We hope you stay, but your dreams are more important than our profits.

Tim was recognized in Mortgage Professional Magazines America’s HOT 100 list for 2018, movers and shakers redefining America’s mortgage industry. In 2019 & and 2020, Scotsman Guide Magazine ranked Tim the #1 residential volume broker in Ohio. Tim has published advice within Cincinnati Business Courier’s “Ask the Expert” column as an industry leader helping his clients align their mortgage with their short and long-term financial goals.

Ty managed a multi-billion-dollar trade book on Wall Street with Bank of America and Merrill Lynch. He earned graduate degrees from Fordham and Harvard University and currently serves as a Professor of Economics at the University of Cincinnati. Prior to academia, he was a Senior Investment and Portfolio Manager at Fort Washington Investment Advisors (a subsidiary of Western and Southern). At Fort Washington, he managed over $350 million in multi-strategy portfolios for Western and Southern, local charitable endowments, and retail clients while earning his Charter as a Chartered Financial Analyst (CFA) and Chartered Alternative Investment Analyst (CAIA).

Whether you are evaluating options to finance a home or considering ways to help grow your portfolio for the down payment, Tim and Ty are a wealth of knowledge available to all Pendleton Property residents at no additional cost.

  • FALSE! With all due respect to Nobel Laureate Milton Friedman, at Pendleton Properties, we respectfully disagree. Corporations should have character, and companies have an obligation to put principles over profits.

An example of that belief in action is our 10% discount to all U.S. military veterans. Both Tim and Ty’s families have a history of service. We stand by giving back to those who gave so much for our safety and well-being. On high-end luxury apartments reaching $3,000 a month, the 10% discount results in savings to our renters of $3,600 a year at the expense of our bottom line. Friedman would argue it’s a waste, but until Milton picks up a rifle and risks his life for our freedom, Pendleton Properties will continue to honor our veterans.
